The Planning Department plays a vital role in overseeing Development Review and Long-Range Planning, as directed by the City Commission. The department also now includes the Building Inspection and Permitting Division.

 

Building Inspection & Permitting Division

This division is responsible for reviewing construction plans, issuing building permits, and conducting thousands of inspections annually to maintain building standards and public safety.

Development Review

The Development Review program is responsible for administering the City's Land Development Code, which includes:

  • Review of land development applications for consistency with the City’s official Zoning Map and Land Development Code

  • Interpreting and processing amendments to the Land Development Code

  • Review and approval of subdivisions

  • Coordinating the activities of the City's Site Plan Review Committee, which involves interdepartmental cooperation and staff assistance from Engineering, Building Inspection and the City Attorney

  • Providing staff support to the Development Review Board

Long-Range Planning

The Long-Range Planning program is responsible for monitoring compliance with and administering the city's Comprehensive Plan in accordance with Florida Statutes and the Florida Administrative Code. The primary responsibilities of this program include:

  • Review of applications for consistency with the City’s official Future Land Use Map and Comprehensive Plan

  • Interpreting and processing amendments to the Comprehensive Plan

  • Coordinating with various regional and State authorities

  • Review and updating of required elements of the Comprehensive Plan

  • Providing staff support to the Planning Board, the "Local Planning Agency"

 

April 17 Community Forum

A1A Redevelopment & Building Heights

More than 200 citizens took part in the Community Forum on April 17 at City Hall to learn more about the city's development review process and to get preview of their preliminary concepts for beachfront and A1A development.
